MM2H is a Malaysian government long-stay programme administered under MOTAC and submitted through licensed operators. A property purchase is a separate transaction. The two can be planned together, but neither delivers the other automatically.

Forest City sits inside a designated Special Financial Zone, and MM2H includes a category tied to such zones with conditions that differ from the general tiers. The figures below were verified against MOTAC guidance in July 2026.

Does buying a Forest City villa guarantee MM2H approval? 买了别墅就一定批 MM2H 吗？
No. MM2H is a separate Malaysian government long-stay programme with its own eligibility conditions and approval process, administered under MOTAC through licensed operators. A property purchase is a separate transaction. Any claim that a home purchase comes with a visa is inaccurate. 不会。MM2H 由政府独立审批，买房是另一笔交易。
What are the MM2H Special Financial Zone requirements for Forest City in 2026? 2026年森林城市 MM2H 特区条件是什么？
As verified against MOTAC guidance in July 2026, the SFZ category offers a 10-year multiple-entry pass, renewable in five-year blocks. The minimum property purchase is RM500,000 and the unit must be bought from the developer; sub-sale and secondary-market units are not eligible. The fixed deposit is USD 65,000 for applicants aged 21 to 49 and USD 32,000 for those aged 50 and above, with 50% withdrawable for approved property expenses. Applicants under 50 must be present in Malaysia for 90 cumulative days per year; there is no minimum stay for those aged 50 and above. Who can be included as a dependant? 家属可以一起申请吗？
The SFZ category allows a spouse, parents and children as dependants. Unmarried children who are not working may be included up to age 34. The minimum age for a principal applicant is 21. Confirm current dependant rules with a licensed operator. 配偶、父母与子女可作为家属；未婚且没有工作的子女可至34岁。
What stamp duty do foreign buyers pay in Johor in 2026? 2026年外国人印花税多少？
From 1 January 2026 the transfer stamp duty for foreign buyers in Malaysia is a flat 8%. Qualifying Forest City Special Financial Zone purchases carry a 50% remission on both the instrument of transfer and the loan or financing agreement, where the sale and purchase agreement is executed between 1 September 2024 and 31 December 2034. Have your lawyer confirm whether a specific unit qualifies. 2026年1月1日起外国买家转让印花税统一 8%，特区符合条件者可享 50% 减免。
What is the minimum price a foreigner can buy at? 外国人最低买价是多少？
The general Johor minimum price for a foreign residential purchase is RM1,000,000. Inside the Forest City Special Financial Zone, purchases from the developer that qualify under the MM2H SFZ pathway can start from RM500,000. Thresholds and state consent conditions change, so reconfirm before committing. 柔佛一般门槛 RM1,000,000；特区内符合 MM2H SFZ 条件者可低至 RM500,000。
Do I have to live in the property, and can I rent it out? 一定要住在里面吗？可以出租吗？
Holders are not required to reside in Forest City itself. The purchased property must be held for ten years under the SFZ conditions. Rental and tenancy conditions depend on current programme terms and the development's own rules, both of which have changed across revisions, so confirm before planning rental income. 不必住在森林城市，但特区条件下房产须持有十年。
When do I buy the property relative to applying? 什么时候买房？申请前还是后？
Under current SFZ guidance the property is purchased after conditional approval is received and before the visa is stamped in the passport. Sequence matters, so agree the timeline with your licensed operator and your lawyer before you commit to a unit. 现行指引为：取得有条件批准后购买，签证盖章前完成。
