Living at Forest City Golf Resort: shops, clinic, school and getting around
别墅在大陆的高尔夫度假区，超市、诊所、学校和巴士总站都在一号岛。看房前先把这段路弄清楚。
The villas are at the golf resort on the mainland. The shops, the clinic, the school and the bus hub are on the island. Sort out that gap before you buy and the rest of the week is easy to plan.

Inside the resort you have two golf courses, a driving range and a hotel. Groceries, a doctor and the school run all mean leaving the gate. The island covers the small things. The malls around Sunway Iskandar and Bukit Indah cover the weekly shop. Without a car this is a hard place to live, and with two it is a very easy one.

Two places that share one name
People say Forest City and mean two different places. One is Pulau Satu, the reclaimed island with the towers, the beach and the duty-free shops. The other is Forest City Golf Resort at Jalan Persiaran Golf 5, Gelang Patah, on the Johor mainland. The V120 and V160 villas are in the second one.
The two are a drive apart. A September 2026 guide written for long-stay students on the island says the golf course and hotel are too far to walk to, and that a free resort shuttle runs there every 15 minutes. A hotel reviewer in 2019 put the drive between the island hotel and the golf hotel at 15 minutes. I would not rely on either figure. Drive it yourself on viewing day, at the hour you would really be going out.

What is inside the resort gates
The resort's site lists 36 holes over two courses, the Jack Nicklaus Legacy Course and the LGK Classic Course, with a driving range and academy, a pro shop and the Forest City Golf Hotel. The hotel describes the whole development as 800 hectares. The zone's operator says the Classic Course has been ranked among the Top 100 Golf Courses in Asia for seven years running.
The driving range is the part a resident uses most, and it is cheap.

A villa does not come with membership or green fees. The resort's promotion packages, valid to 31 December 2026, bundle the green fee, a shared buggy, insurance and tax, and it also sells a Privilege Gold Pass. Ask the golf desk for the current rate card before you assume you will play twice a week.
What the resort's site does not list is a supermarket, a clinic or a school inside the gates. Plan on driving out for all three.

For milk, rice and drinking water the island is closest. The student guide describes grocery shops in the township that stock the basics, and Causeway Link's own directions place a KK Mart at the Transportation Hub where the buses leave.
The weekly shop is a drive towards Iskandar Puteri. A mall guide last updated in June 2025 lists Jaya Grocer as the anchor at Sunway Citrine Hub and Ben's Independent Grocer at Mall of Medini. AEON Mall Bukit Indah has the full AEON store and a cinema, and Sunway Big Box is an open-air retail park. I have left drive times out because nobody publishes them from the golf resort gate, and a figure measured from the island or from Tuas would mislead you.
Then there is duty-free. Parliament passed five bills in July 2024 that made Pulau Satu the country's fifth duty-free island, and the first one you can drive onto. The student guide counts two duty-free shops at Fisherman's Wharf selling chocolate, liquor and tobacco. Read the rule before you fill the boot. The New Straits Times reported in January 2024 that a customer could buy three crates of beer, five litres of liquor and three cartons of cigarettes without duty, that the goods were meant to be consumed within Forest City, and that taking them out meant paying the tax. The golf resort is on the mainland. Ask the shop what applies to a villa resident now.

Doctors and the hospital
Klinik 1 Hope Forest City, on the island, is listed as open seven days a week from 8am to 10pm for basic care. For anything serious the hospital is Gleneagles Hospital Johor in Medini.

The student guide puts Gleneagles 15 to 20 minutes by car from the island. If someone in the house has a heart condition, or there is a baby on the way, drive that route once from the villa before you sign anything.

School
最近的国际学校在岛上，美式课程，收 3 到 18 岁的学生，五年级起可以寄宿。
Forest City International School is on the island at Jalan Forest City 9. It opened in 2018 as Shattuck-St. Mary's Forest City and now runs as Forest City International School. It teaches an American curriculum to ages 3 to 18, is accredited by NEASC, offers AP courses and takes boarders from Grade 5. The resort lists it among its facilities, but it is not inside the golf resort.

Two children in primary come to RM139,000 a year. That is close to four years of rent on a two-bedroom villa at RM3,000 a month, so the school decides the budget far more than the house does. EduCity in Iskandar Puteri has other international schools, about 20 minutes by car from Forest City by the same guide's count.

Getting around
By car, the resort states about 5 km to the Second Link and around 40 minutes to Singapore's CBD. The zone's operator published these drive times for Forest City on 17 July 2026. Treat them as clear-road figures with no queue at either checkpoint.

By bus, everything starts on the island, not at the resort. Causeway Link's FC1 runs from the Transportation Hub to the Second Link checkpoint in about 20 minutes for RM4.50. FC2 runs to AEON Bukit Indah by way of Eco Galleria and Sunway Big Box, with fares listed from RM1.50 to RM4.30 depending on the stop. The student guide counts four round trips a day on the mall route and no public transport out of the township after 7pm.
So the bus works for a helper's day off or a teenager's trip to the mall. It will not run a household. Tolls, VEP charges and the full cost of a daily crossing are worked out in the Forest City to Singapore guide.

The monthly bills
Two-bedroom villas were asking RM2,500 to RM3,800 a month on 2 October 2026, with RM3,000 the most common figure. On the published TNB and Ranhill SAJ tariffs, a villa that uses 900 kWh and 30 cubic metres of water pays about RM454 a month for both. The sums are in the villa rental guide.
The service charge is set by the resort's management and is not published, so I do not print a number. Ask the owner or the management office for the latest statement in writing. Add petrol too. Every errand here starts with the car.
适合谁
Who this life suits
适合有两辆车的家庭、常打球的人，还有喜欢安静的退休夫妇。只有一辆车、开车的人每天过关去新加坡的家庭，留在家里的人会很不方便。
It suits a household with two cars. It suits a golfer who will use a RM15 bucket of balls three evenings a week, and a retired couple who want quiet more than they want a mall downstairs. It is hard on a family with one car whose driver crosses to Singapore every morning, because whoever stays home has no shop within walking distance.
On viewing day, do four drives from the villa and write the times down:
- To the school gate on the island at 7.30am on a school day.
- To the supermarket you would really use, and back with the shopping.
- To the emergency entrance at Gleneagles.
- To the Second Link checkpoint at the hour you would cross.
Then stay until dark and count the lit villas on the street.
